This happens once everyone has agreed on all terms of the purchase! Your house then is officially off the market and pending!
The buyer will then pay for a professional home inspection of your home as agreed upon in the contract. Safety, fire, or hazardous items that need repair will then be negotiated!
An appraiser will come in for approximately an hour to evaluate the value of the home to confirm that it aligns with the accepted offer. The termite inspection is a part of the transaction that the seller pays. In the state of Iowa, a termite inspection is required to close on a property.
The abstract is the property's history and needs to be updated before ownership gets transferred to the new homeowners. The title opinion makes sure that any liens are cleared on the property before the property is transferred. These can take a few weeks to get back from the time of an accepted offer.
A week or two before closing, it is good to call all your utilies companies and let them know you are selling your home. You may need to pay any outstanding balances at this time. You will also need to let them know the anticipated closing date to know when to make the transfer. You will need to keep utilities in your name through closing day.
Everything should be packed up and ready to be move-out by the time of the buyer closing or before. Need referrals to moving companies, cleaners, or other help? This is when the buyers have one last walk-through of the property before they close on the loan. They will make sure the home is in the condition it was when they wrote the offer and that the seller has completed all inspection items! The home needs to be empty & cleaned or close to empty at this point in time.
The buyer will close on their loan with their bank or attorney. We will be there to make sure everything goes smoothly. You will not need to attend! If you made money on the sale of your house, we will then deliver your proceeds check to you! You are then officially closed on your home!
